Setterwalls has advised the seller in divestment of real estate in central Kristianstad

Setterwalls has assisted the seller in connection with the divestment of parts of the property Fängelset 2 to KlaraBo and OBOS. The property is centrally located in Kristianstad and it is planned that 175 apartments shall be constructed on it.

The property Fängelset 2 includes a former prison building built 1846, its surroundings and ancillary buildings. The property was used as a penitentiary until 2013 after which it was acquired by the seller. In 2017, the property was partly transformed into student accommodations and the seller has now divested the remaining parts of the property.

In 2017, the Building committee approved an initial zoning program (Sw. planprogram) concerning the property. The idea is now to make the municipality amend the current zoning plan (Sw. detaljplan) in accordance with the zoning program, thereby creating two building rights consisting of app. 7 500 sq. m. gross area each on the property, whereby OBOS and KlaraBo will receive one each.

The transaction has been structured as a sale of the property owning companies.
