Setterwalls acted as legal advisor to Fabege in a divestment

Setterwalls’ real property team assisted Fabege in the divestment of a large office building in Stockholm that is to be demolished and thereafter reconstructed as residential units.

Fabege is divesting 7,800 square meters of building rights in part of the property Paradiset 23 on Västra Kungsholmen to Besqab. The purchase price amounts to SEK 200 million. The divestment is executed through a subdivision from the remaining part of Paradiset 23, which consists of a renovated and well-leased office building. The building rights comprise approximately 7,500 square meters of residential building rights and about 300 square meters of commercial premises, as well as additional garage space in the basement. Closing is expected to take place at the beginning of May 2026.

The detailed development plan for Fabege’s properties Paradiset 23 and 27 gained legal force in November 2024. The plan allows for the demolition of an existing office building on Paradiset 23 to make way for housing. This part is now being divested to Besqab.

The new detailed development plan also allows for an extension of office space on Paradiset 27. Fabege intends to continue the development of Paradiset 27 under the name Tegelterassen. The total lettable office area amounts to approximately 36,000 square meters, of which 14,000 square meters refer to potential extensions.
